Thinking About a New Bathroom? 8 Problems Most Homeowners Don’t Discover Until the Work Starts

5 October 2026Tips & Advice

Planning a new bathroom can quickly become more complicated than expected. Here are eight common problems homeowners face — and how good planning, design and one properly managed installation can help avoid them.

Thinking About a New Bathroom? Start Here Before You Buy Anything

A new bathroom should be exciting.

But for many homeowners, the difficult part isn't choosing the tiles, taps or vanity unit.

It's everything that has to happen around them.

A complete bathroom refurbishment can involve plumbing, electrics, preparation, plastering, tanking, tiling, flooring, carpentry, decorating and installation — often all within one relatively small room.

Get the planning right and the project can run smoothly.

Get it wrong and what looked like a straightforward bathroom makeover can quickly become stressful, expensive and disruptive.

At Herts & Essex Dream Home Builders, we design and install complete bespoke bathrooms, so we regularly speak to homeowners who aren't sure where to start.

Here are some of the biggest problems we believe are worth thinking about before the old bathroom comes out.

1. Buying the Bathroom Before Planning the Bathroom

This is one of the easiest mistakes to make.

You see a bath, shower, vanity unit or beautiful bathroom display and start ordering products before anyone has properly looked at the room.

But a product looking good online doesn't necessarily mean it is right for your bathroom.

You need to consider things such as:

  • The actual dimensions of the room
  • Door and window positions
  • Existing water and waste locations
  • Water pressure
  • Shower and bath clearances
  • Electrical zones
  • Storage
  • Heating
  • Ventilation
  • Floor and wall construction

Sometimes a slightly different product — or a completely different layout — can produce a much better finished bathroom.

Our approach is to look at the room first and the shopping list second.

We can help you work out what is practical, what will fit properly and how to make the best use of the space before you commit to the major purchases.

2. Having to Organise Several Different Trades Yourself

A proper bathroom refurbishment can require far more than a bathroom fitter.

Depending on the project, you may need:

  • Plumbing
  • Electrical work
  • Carpentry
  • Plastering
  • Wall and floor preparation
  • Waterproofing and tanking
  • Tiling
  • Flooring
  • Decorating
  • Bathroom installation
  • Silicone and final finishing

If you employ each trade separately, someone still has to organise all of them.

And that person often ends up being the homeowner.

The plumber needs to finish before the walls are closed.

The electrical work needs to happen at the correct stage.

Preparation needs to be completed before tiling.

Products need to arrive when they're required.

One delay can affect everything that follows it.

One Company. One Project. One Point of Contact.

That's why we prefer to manage the complete refurbishment.

Rather than you trying to coordinate several different people, Dream Home Builders can take responsibility for bringing the project together.

3. The Quote Looks Good — Until the Extras Begin

Price is understandably one of the first things people want to know.

But the cheapest initial figure isn't necessarily the cheapest finished project.

The important question is:

What is actually included?

For example:

Does the price include removing the existing bathroom?

Waste disposal?

Wall preparation?

Tanking?

Electrical work?

Flooring?

Decorating?

Making good?

Installing all of the bathroom furniture?

Finishing and sealing?

It's very easy to compare two figures that are actually quoting for two very different jobs.

There can always be genuinely unforeseen issues once an existing bathroom is opened up, particularly in older properties.

But good planning should identify as much of the likely work as possible beforehand.

We believe in understanding the project properly before the work starts so that the quotation and scope are as clear as reasonably possible.

4. A Nice Layout Isn't Always the Right Layout

Replacing everything in exactly the same position may be the easiest solution.

It isn't necessarily the best one.

One of the biggest advantages of properly designing a bathroom is asking:

If we were starting again, would we actually put everything where it is now?

Sometimes moving a shower, changing the orientation of a bath, creating a larger walk-in shower, introducing fitted storage or repositioning a vanity unit can transform how the room works.

Small bathrooms in particular often benefit from careful planning.

We look at the room as a complete space rather than simply replacing one item with another.

That is the difference between fitting bathroom products and designing a bathroom.

5. Not Knowing How Long You'll Be Without Your Bathroom

An unfinished bathroom isn't just inconvenient.

If it's the only bathroom in the house, it can become a major disruption very quickly.

That's why the sequence of the work matters.

Materials need to be available.

Trades need to be coordinated.

Decisions shouldn't still be getting made halfway through the installation.

Unexpected problems sometimes happen in building work, but proper preparation helps reduce avoidable delays.

For us, the planning of the job is just as important as the installation itself.

6. When Something Goes Wrong — Whose Problem Is It?

This can become one of the most frustrating parts of employing several different contractors.

The installer says it's a plumbing issue.

The plumber says it's related to the tiling.

The tiler says the walls weren't prepared correctly.

Meanwhile, the homeowner simply wants the bathroom finished.

This is another reason we favour a complete managed refurbishment.

When one company is responsible for delivering the complete project, the homeowner shouldn't have to act as referee between different trades.

Our job is to manage the work and find the solution.

7. Knowing What You Like — But Not Knowing How to Put It Together

Most homeowners don't need help deciding whether they like something.

They know when they see a bathroom they love.

The harder part is turning lots of individual ideas into one room that actually works.

You might have:

  • A tile you've seen online
  • A particular style of vanity
  • A freestanding bath you love
  • A favourite colour
  • A hotel bathroom you've taken inspiration from
  • Photos saved from Pinterest or Instagram

But those ideas still need turning into a practical design.

The proportions, colours, lighting, furniture, brassware, tile sizes, storage and layout all need to work together.

This is where a bespoke approach becomes valuable.

We can take the ideas you already have and help turn them into a bathroom designed around your room, your home and the way you want to use it.

8. The Biggest Question: Where Do I Even Start?

For many people this is the real barrier.

They know the bathroom needs changing.

They may have looked at dozens of bathrooms online.

But they don't know whether to speak to a plumber, bathroom showroom, builder or designer first.

Our advice is simple:

Start With the Room — Not the Catalogue.

Before buying everything, have someone experienced look at the existing space.

Talk about:

  • What you don't like about the current bathroom
  • What you would ideally change
  • Who uses the room
  • The look you're trying to achieve
  • Whether the layout could be improved
  • Your likely budget
  • Your preferred timescale

From there, you can make much better decisions.

Bespoke Bathroom Design & Installation

That means helping our customers think about the room as a complete project — from the initial ideas and layout through to the building work, plumbing, preparation, tiling, installation and final finish.

Our aim is simple:

One company from the old bathroom to the finished bathroom.

Rather than leave the space unused, we're looking for one or two suitable local bathroom or kitchen refurbishment projects that may fit into the opening.

So if you've been thinking about changing your bathroom but haven't known where to begin, this could be a good time to talk to us.
